Understanding move-in costs

Renting in Japan usually costs more than the first month’s rent. We break down the full amount up front so there are no surprises. Typical costs include:

Deposit (敷金 / shikikin)

Usually 1–2 months’ rent, partly refundable at move-out.

Key money (礼金 / reikin)

A non-refundable “thank you” to the landlord, often 0–2 months — we look for zero-reikin options.

Agency fee

Typically up to one month’s rent plus tax.

Guarantor company fee

A percentage of rent, in place of a personal guarantor.

Fire insurance & lock change

Standard fixed costs required by most contracts.

First month’s rent

Sometimes pro-rated depending on your move-in date.
